Getting Ready to Sell

Your first showing is on the web.


To get more buyers into your house, have it looking its best on the day the photographer comes.

When the photos are taken, have your home as clean and uncluttered as possible.

On the day of the photo shoot

  • keep cars out of the driveway

  • leave garbage cans out of the picture

  • clear off all tables and counters

  • put the toys in the box

  • have clothes & shoes put away

  • turn on all of the interior lights

Days before the photo shoot

  • curb appeal is essential
    buyers will form an opinion of your house between the car and the door

  • be sure the yard looks its best

  • wash windows until they sparkle

  • sweep walks & driveways

  • wash the siding

  • clean gutters & downspouts

  • trim bushes & pull weeds

  • trim trees

  • add bright flowers near the door

  • paint trim

  • fix railings

  • repair or replace storm doors

  • clean & stain the deck

  • clean all patio furniture & grills

Inside

  • remove clutter 

  • hide everyday items

  • remove excess furniture

  • take down photos & other distracting personal items

  • remove refrigerator magnates

  • keep the counter clear

  • some things look good on the counter
    high end appliances
    cookbooks
    bowl of fruit
    cutlery

  • keep the baths uncluttered
    hide garbage cans
    leave out only your best towels
    clean mirrors, faucets and sinks

  • clean exhaust fans and hoods

  • clean the appliances thoroughly

  • clean sinks, remove all stains

  • scrub, wash & wax floors

  • clean & deodorize the carpet

  • wash walls

  • clean all woodwork

  • clean draperies, curtains and blinds

  • wash all mirrors and glass cabinets

  • clean or replace doorknobs

  • re-caulk tub and sink

  • clean grout

  • scour sinks, tubs and showers

  • clean up furnace exterior

  • have furnace inspected

  • replace furnace filter

  • clean water heater

  • clean the washer and dryer
     

Consider outsourcing some of this work.
To get your house sold, you'll either need to win the beauty pageant, or the price war!
